一、主要措施和成效
（一）校园清洁卫生方面：
1．安排清洁公司对校内全部教职工居住楼（共计22栋楼、1排*房）的屋面和8个自行车棚的棚顶进行了一次较彻底地清扫清理，清除了上面堆积的枯枝树叶和垃圾及屋顶泛水沟内淤积的泥土，既消除了因屋面和棚顶堆积枯枝树叶和垃圾污染环境，影响校容，腐化后还容易产生自然，而造成消防的隐患，又使屋面雨水排泄通畅，减少了部分楼房顶层因屋面雨水排泄不畅造成的室内漏水现象。
2.对外聘员工集中居住区（体操馆南侧*房）的12间房屋屋顶和共用厨房进行了整修，重新铺设住房和厨房供电线路及用水管道，将室内外乱堆乱放问题责任下放到各用人单位包干负责，并经常检查，督促及时整改，较好地改变了这一区域原来环境脏乱差的状况。
3.购置新式果屑桶20个，在校园适当的位置增设了15处果屑桶点，更加方便了路人丢弃垃圾。定期油漆路边果屑桶，既延长了桶的使用寿命，节约了资金，又进一步改善了校园清洁卫生面貌。
（二）校园绿化美化方面：
1.投资约23万元在新建的学生公寓前约810*方米，呈三角形的空地处打造了一个小型的景点，与“掷铁饼者”雕塑和网球馆区相映，既给学生提供了一个精致、幽雅、小巧、别致，适合学*并具有一定休闲功能的环境，又进一步改善了这一区域的绿化景观效果。
2.投资约9万元在西校门左侧雪松绿化区内新开设了排水沟和修建了花台，解决了网球场棚顶滴落雨水冲刷雪松树下土壤造成该处土壤养分流失较大的问题；加宽了该区域内人行道和重新铺设了有利行走的石板，减少了行人踩踏草坪问题；改栽了特别耐阴的.海桐、鸭脚木和麦冬等植物，较好地改善该区域地面的绿化效果。
3.投资6.7万元完成了第一办公楼前约1800草坪的重植改造，同时，维修和更换了该草坪内的喷灌系统和草坪地灯，使该处绿化景观面貌焕然一新。
4.投资3.2万元改造了马球雕塑景点区草坪，改善了该区域黄葛树树根裸露在外较多，影响地面其他植物生长，杂草丛生，失去了原有的观赏价值的状况。
5.投资2.7万元对桂冠路两侧和东校门内靠地下停车场侧草坪进行了重植改造，使这两处区域的绿化面貌得到改善。
6.按照学校“申博迎检”要求及校园绿化需要，投资4.7万元在发展广场内、网球馆侧、体操馆前、第一办公楼后道路两旁、第一田径场内等处补栽各种植物12630株，补植草坪和吉祥草50。此外，还在2棵有70～80年树龄的皂角树池周围硬质地面上开凿渗水孔10个，以利大树根部吸水，以维护该处大树景观效果。
7.投资10.3万元对发展广场绿地内因光照不足枯死的植物和行人践踏造成的绿地光秃地方进行了翻挖改造，补栽了麦冬、海桐，增植了鸭脚木、金边吊兰、金边六月雪等灌木品种和肾蕨、葱兰、富贵草、马蹄金等草本植物，使广场内所栽植物搭配更加合理，绿化层次更加分明，植物色彩和造型与广场的硬质景观更加协调。同时还着重解决了植物耐阴和存活质量问题，以持久确保发展广场绿化总体效果。
（三）教职工居住区物管方面：
1.为进一步加强校内教职工居住区的安全防范，预防居住区入室盗窃及抢劫作案犯罪的发生等，学校花费*30万元为全部教职工居住楼（66个单元）安装了门禁系统，强化了校园公共安全，大大提高了教职工居家安全系数。
2.根据成都市*局、成都市流动人口服务管理办公室《关于加强流动人口和出租房屋管理的通告》和学校安排，加强了对教职工居住区私人出租（售）房的管理，要求出租户和售房户必须申报租赁和出售房屋基本情况，否则一切后果自负。
3.坚持24小时门卫值勤和居住区内护卫巡逻，定期清理消防通道，保持园内道路畅通。一年来，护卫队员的出勤次数达到了3285人次，多次消除园区安全隐患。
4.在欣园大门处增设警示牌，对进入的机动车严格控制。对在园内违反规定停车的，在车辆上张贴《此处禁止停车》的警标，规劝和警示不规范行为，较好地改变了欣园内机动车乱停乱放的现象，有效地维护了园内的公共秩序，保护了住宿人员的人身和财产安全。
5.制定了《成都体育学院教职工住宅区房屋装修管理服务协议》、《房屋装修违法违规行为整改通知书》，对住户装修进行安全提示和相应监控，纠正违规情况，避免不安全情况发生。从而进一步规范了教职工住宅室内装修行为，维护了园区正常秩序、安全和公共利益。
6.在园区内悬挂消防安全教育标语，张贴假期和节前温馨提示等巡查各消防安全重点部位，保持一种消防安全教育声势，努力形成消防安全工作合力。
7.根据成都市及学校关于宠物管理的规定，我们通过人性化管理，劝导喂养户管好自己的宠物，并对敞放宠物进行了有效的控制，大大减少了狗患影响，使园区内的生活环境得到了一定的净化。
（四）地下停车场管理方面：
1.高度重视地下停车场的安防，聘请有关专业公司常年为停车场消防安全设施做维护保养，并为停车场购买了车场保险。
2.在雨季到来之前，及时安排人员检查停车场内抽水泵，疏掏污水池，准备好防雨水沙袋等，做好车场的防涝工作。今年7月3日，天降特大暴雨，下雨时间长，雨量大，造成雨水倒灌进停车场，中心组织人员一方面及时通知300多名车主，安全转移车辆；一方面积极抗涝抢险，确保了停车场和车辆安全无损失。
二、存在的问题和不足
1.欣园护卫工作管理人员缺乏，管理力量不足；护卫队伍现状堪忧，由于工资待遇较低，招不来年轻和素质较高的，现聘用的护卫队员年龄普遍较大（在所有的12人中有10人的*均年龄为58岁），其中绝大部分人员缺乏工作的积极性和主动性，不求进取，得过且过，雇佣思想严重，不切实际的攀比和牢骚满腹，既影响了周围其他人员又致使工作质量始终提不高，与学校要求的差距逐步拉大。
2.教职工居住区内私人对校外人员出租房现象日渐增多（已达数十户），由于出租户不愿报租赁户的基本情况，致使我们对一些外来住宿者的情况不清，从而带来治安、消防不确定因素及与学校规章制度不协调的问题。
3.地下停车场场内未安装车辆监控设备，不符合成都市主管部门对车辆安全的监控要求，存在安全隐患。主要表现为：车辆入场后发生碰撞（擦挂）不易准确界定责任；停车期间出现车辆损伤或车内物品被盗等情况无法核实和明确责任；车场内人为纵火、车辆自燃或顽童肇事等不能及时发现和处理等等。

三、中心明年的工作思路
1.在加强监管力度的情况下，努力解决地下停车场场内未安装车辆监控设备问题，消除安全隐患。
2.想方设法、尽可能调剂解决因地下停车场车位紧张而产生的停车难的问题。
3.完善全校教职工居住区住主信息库，加强对外来租房和暂住人员的登记、备案等制度，进一步强化教职工居住区门卫和护卫工作。
4.以学校“申博终检”为契机，进一步美化校园。
